How we work & Legislation
Here you can find more information about how we operate and how we can assist you. If you have any questions or need clarification, don’t hesitate to reach out, and we’ll be happy to help.
Rent check
You can also check your rent yourself. You can do this by following this link (rent check) If you cannot find the answer or think you are paying too much, we will be happy to help you.
- Register on our website and clearly state your contact details and question. Upload your rental contract. Note: After registration you will receive a confirmation of receipt (check your spam box).
- If we think you’re paying too much, one of our employees will visit you to do a score/check. We will measure your house and see what facilities are available.
- On this basis, we will make a recommendation. If you pay too much, we will contact your landlord to come to an arrangement or we will start a procedure with the Rent Commission (Huurcommissie) on your behalf.
- During the proceedings, the Huurcommissie will send an investigator to inspect your accommodation. On the basis of that inspection, the Huurcommissie makes a ruling. Sometimes, you as a tenant will get the overpaid rent back retroactively. In other cases, the reduction takes effect from the time the proceedings are filed, but you don’t get any money back from the months before. Sometimes it is better if we come to a settlement with you and your landlord. Without initiating proceedings, we then make mutual agreements on a possible reduction or refund of
Contract check
Are you going to rent a new house or apartment? Or have you been in your new home for a while and have doubts about some of the provisions in your contract? We check for free whether your contract and rent meet the legal requirements.
Log on to our website and upload your contract.
We will check your contract and rent and contact you as soon as possible with an advice.
Service Costs
As a tenant, you must receive a service charge statement from your landlord after each calendar year. This shows how much gas, water and electricity you actually used. If you have paid too much, you will get a refund. If you have not received a (correct) statement, or if your advance payment for service charges (the amount you pay monthly for gas, water and electricity) is much higher than what you actually use, we can solve this for you.
1. Sign up on our website, clearly stating your contact information. Upload your rental contract and your annual statement(s), if you have received them. You can always send the annual statement by e-mail later.
2. Did you not receive a statement, or are you paying too much? Then we will contact your landlord together with you, or start a procedure with the Rent Commission on your behalf. You can initiate proceedings up to 2.5 years after the date of the statement. For example: a procedure for the service costs for 2020 can be filed until June 30, 2023.
3. During the proceedings, the Huurcommissie will rule and determine the correct annual statement, or determine what the monthly advance payment should be.
4. Or we come to a solution (settlement) together with you and your landlord. You as a tenant will be compensated by the landlord for the overpaid costs, or the advance service charge will be adjusted.
Maintenance
Your landlord is required by law to maintain your property properly. If this does not happen, or not on time, you may be entitled to a temporary rent reduction.
- Report via the website when your landlord does not adequately resolve major defects. Clearly state your contact information.
- We will contact you. If we suspect that your landlord is indeed not doing enough to resolve defects, we will visit you.
- Based on the home visit, we will come with an advice. Together, we will discuss the situation with your landlord, or initiate proceedings with the Huurcommissie on your behalf. We always try to have the defects repaired as quickly as possible.
- In cases of overdue maintenance, the Huurcommissie can order a rent reduction until the problems are fixed.
Debt Collection
Claims that arise, for example, following a ruling by the Rent Tribunal will, if necessary, be collected by Huurteams Nijmegen on behalf of the tenant through an out-of-court debt collection process. In doing so, Huurteams Nijmegen will comply with the requirements set out in the Debt Collection Services Quality Act (Wki).
As of April 1, 2025, Huurteams Nijmegen will be registered in the debt collection services register.
For complaints, you should first contact the director of Huurteams Nijmegen. If the complaint is not resolved, you can follow the Kifid complaints procedure. Huurteams Nijmegen considers the ruling of the Kifid disputes committee binding for its debt collection organization.
Although Huurteams Nijmegen is not registered with the NVI, it adheres to the quality standards of the NVI and will conduct its debt collection activities in accordance with these standards.

Legislation
Point System:
In the Netherlands, the base rent that a landlord is allowed to charge is legally regulated. This rent is determined based on the point system. A property earns points for factors such as size, facilities, and amenities. In the end, each property is assigned a total number of points. This point total determines the maximum base rent that can be charged for that property.
You can calculate the total points here. You can do this yourself, but we can also assist you by visiting your property for an official point assessment. More details on how this works can be found under “How We Work”. For additional information, check our FAQ section.
Social, Mid-range, and Free-sector Rent:
In the Netherlands, rental housing is divided into social housing, mid-range rental, and free-sector housing. The difference between these categories is based on the liberalization threshold.
- If your base rent is below the liberalization threshold, your rental falls under the social housing sector.
- If your base rent is above the liberalization threshold, your rental falls under the free sector.
For 2025, the liberalization threshold is set at €1.184,82
Social Housing
- The point system applies.
- You can file disputes with the Rent Tribunal (Huurcommissie).
- There is a legal limit on annual rent increases.
Mid-range Rental (Middenhuur) – as of July 1, 2024
- A rental price between €879.66 and €1,157.95 falls within the mid-range rental category.
- In certain cases, the Rent Tribunal can enforce rental price adjustments.
- Contact us if you need assistance.
Free-sector Rentals
These regulations do not apply to free-sector rentals.
