Methods of Huurteams

How does Huurteams Nijmegen work?
In principal Huurteams Nijmegen works for free and handles the following methods:

  • Submit your case: After submitting your case through our website, we will contact you. If it is useful we will plan an appointment to visit your home. 
  • Visting your home: During the visit we will measure your home to determine the rental price or to discuss maintenance problems or your service costs. 
  • Contacting your landlord: With your permission we will contact your landlord. We will tell him about the problems we found and try to reach an agreement about how to solve the problems. 
  • Procedure with the Huurcommissie (Rental Committee): If your landlord will not come to an agreement with us, we can start a procedure with the Huurcommissie. Huurteams Nijmegen will disburse the handling fee of €25. If we lose the case, you have to pay the €25 back to Huurteams Nijmegen. 
  • Next steps and collection procedure: After judgement of the Huurcommissie Huurteams Nijmegen will guide you in the next possible steps. If your landlord refuses to pay, in some cases we can help collect the, by example, rent that was too much. These activities are intensive and are expensive. To cover a costs partly we ask a despoited of tenants and a percentage of the claim on the landlord. 
Is it possible to start a case/procedure?
Deregulation limit: Every year the derugulation limit is determined. If your rent is below this limit, is it possible to start a case with Huurteams Nijmegen.
If your rent is above this limit, it is not possible to start a procedure with the Huurcommissie. If you started renting your home less than six months ago and the rent is higher than the derugalation limit, it is possible to assess the initial rent with the Huurcommissie. 
I moved, can I still start a case?
  • Rental price: If you rented your home less than six months, it is possible to start a case about your rental prince (but your rental price has to be below the deregulation limit). It’s important that Huurteams Nijmegen can access your former home, to take measurements. This is also the case for the reporter of the Huurcommissie if we have to start a procedure. If it is possible to take measurements, we can start a case.  
  • Service costs: With service costs it is possible to start a case when you have moved. When you leave your rental home you do not obtain a statement directly. This statement you will obtain when the other tenants in the house (once a year) obtain it. When you payed more for service costs in advance than your landlord payed for providing services, it is possible to start a case. It’s important that your landlord has your new address to send the statement to. 
  • Maintenance: When you start a procedure with the Huurcommissie after moving, the Huurcommissie can only lower your rent for future months, so that they force your landlord to fix things. Therefore it is not possible to start a procedure after moving, so you can not receive a compensation. There is one exception: if you lived six months or less in your rental home, the Huurcommissie can assess the intital rent and lower the whole rent for the period of living there. 
I have more complaints about my rental home; can I combine them?

On our webform you can state more complaints at the same time about your rental home.  These complaints will be attented to at the same time. 

  • Living in your rental home for less than six months? Do you wish to assess your initial rental price and do you also have maintenance problems? The Huurcommissie can attend to this cases at the same time.
  • Living in your rental home for more than six months? If your a living in your rental home for more than six months, the procedures will be started seperately: Huurteams Nijmegen can attend to them at the same time, but they will be separate cases with the Huurcommissie.
I live with more people in a house or street, with the same problems. Can our cases be combined?

Together you a stronger! It is possible to combine your cases. Huurteams Nijmegen preferably handles comparable questions simultaneously. All your room mates/neighbours have to fill out the ‘Submit your case’-form. In principal Huurteams Nijmegen works for free and handles the following methods:
